Notes:
- Be sure to confirm title agent will notify city or county of the change of ownership. It is customary in Charlotte County for them to do so.
- If you are going to homestead, pull the necessary forms from the Charlotte County website http://www.ccappraiser.com/exemptn.htm and take to the property appraisers office or file by mail.
- Sarasota Homestead: www.sarasotaproperty.net Click “exemptions means savings”
- Desoto Homestead: www.qpublic.net/desoto
- Go online to FPL.com to switch the electric in your name.
- If you are purchasing a property that has HOA dues, make sure the association has your correct billing address.
Save our Homes: amendment took place in 1995 and caps Floridian’s homestead property tax assessments to 3% a year or the inflation rate, whichever is lower.
When a home is sold, the cap is removed and the property is reassessed at full market value. Therefore, when purchasing a property that is homesteaded, the current taxable amount will be lower than what you will pay.
Auto license, tag & registration – State law requires that you purchase a Florida license plate within 10 days of becoming a legal resident, becoming employed or placing your children in public school. Proof of insurance is required. 941-637-2132
Florida Driver’s license is required within 20 days of becoming employed, entering children in school, registering to vote, filing for homestead exemption or becoming a Florida resident. 941-255-7407.
